Terms and Conditions (GTC)
These General Terms and Conditions are an integral part of the contracts concluded and their provisions are binding.
1. Definitions
The term “Guest” refers to the person who registers for a customer account on their own behalf. The owner of Casa Las Caglias is referred to as the “host”.
2. Apartment description
The apartments shown on our website show the style of the apartment. Deviations from the pictures are possible.
The rooms are equipped with bed linen and towels, the kitchens are equipped with all the necessary utensils including dishes.
Glass, PET, cardboard, paper and aluminum can be deposited at the tea kitchen for recycling. Household waste goes into the black garbage bag, which is disposed of by the host.
3. Common areas
The living room, the garden and the lounge with the large wooden table as well as the coffee kitchen are available to all guests. The contents in the refrigerator in the tea kitchen are available to all guests.
For coffee and tea, please put the specified amount in the “cash box” provided.
There are some private rooms in the house that are not allowed to be entered and are labeled accordingly.
4. Conclusion of contract
The contract is concluded with the booking confirmation from the host. The booking confirmation can be sent by email, post or via the online booking platform.
The content of the contract is the reservation confirmation and the general terms and conditions.
5. Prices
Prices are given in CHF (Swiss francs). Prices include VAT and tourist taxes. Additional costs, bed linen and final cleaning are also included in the stated price.
6. Payment methods
When booking via the booking platform, the following payment options are available: invoice, PayPal, credit card.
When booking by email, post or telephone, a deposit of 50% of the accommodation price is due, which must be transferred within 10 days:
Graubünden Cantonal Bank, 7000 Chur;

Unless otherwise agreed, the remaining amount must be paid upon arrival or departure with cash (Swiss francs), by TWINT or credit card (VISA, Mastercard).
7. Cancellation conditions
Full refund for cancellations up to 30 days before check-in.
We offer a pro-rata refund of 50% of the cost for all nights up to 8 days before arrival.
No refund of the service fee of CHF 40.-.
There are no refunds 7 days before arrival.
8. House Rules
All rooms are non-smoking. Smoking is permitted in front of the house at the main entrance.
The rooms may not be entered with street shoes, ski boots or snowboard boots. Slippers are available in the shoe room. Any ski, snowboard, cross-country skiing equipment or bikes you bring with you must only be stored in the ski/bike room.
Out of consideration for the other guests, silence is requested from 10 p.m. to 7 a.m.
Pets are not allowed as 2 cats live in the house.
9. Use and return of the rental property
The premises must be treated with care.
The guest is liable for any damages unless they can prove that they were caused through no fault of their own. Damage must be reported immediately. Defects discovered after the room has been returned can also be subsequently reported to the guest.
The final cleaning costs included in the rental price apply to the normal final cleaning, i.e. the guest must hand over the apartment swept clean at the end of the rental period. In cases of particular contamination, the guest undertakes to pay an additional cleaning fee. Hourly rate CHF 90, at least 30 minutes are charged.
10. Room occupancy
The apartment may only be used by the number of people stated in the reservation confirmation. In the event of overcrowding and failure to respect the number of people per room, the rental agreement can be canceled with immediate effect or the additional services/people can be charged. The apartment price remains owed in full. No extra beds can be provided.
Children under 12 are not permitted.
11. Check-in and check-out
Check-in: From 4:00 p.m. to 9:00 p.m
Check-out: Until 10:00 a.m
Earlier or later check-in or check-out is possible upon request.
Self-check-in and self-check-out is possible.
The check-in and check-out process is described in a separate email.
Luggage can be deposited in the ski/bike room before or after check-in/check-out.
12. Parking
There are two paid parking spaces directly in front of Casa Las Caglias (Fr. 16.-/night). Parking spaces must be reserved in advance and paid for on site. Other public, paid parking options are approximately 200 meters away. You can choose from uncovered parking spaces at the balloon meadow* or the parking garage at the school building for the winter months.
*There is a ban on night parking from 2 a.m. to 8 a.m. from December 1st to March 31st.
13. Swimming pool
The use of the swimming pool is not permitted for young people under the age of 16 without the supervision of an adult. There is no swimming supervision. You enter the premises at your own risk and in compliance with the bathing rules posted on site. Use of the swimming pool is only permitted to guests of the Casa Las Caglias apartment house and residents of Casa Radulff.

14. Liability
The host is liable to the guest for the agreed fulfillment of the contract. Liability is excluded if the non-fulfillment is due to the following causes:
- due to negligence on the part of the guest
- omissions and the behavior of third parties who were not involved in the provision of the service
- due to force majeure or events that cannot be foreseen or prevented.
Liability for slight negligence is excluded.
If accommodation or services are defective, the host must be informed on site so that any damage can be repaired during the stay. If the claim is not made in a timely manner no later than the day before departure, all claims of the guest against the host will be forfeited.
Swiss law applies exclusively to the contracts. The place of jurisdiction is Flims, Switzerland.
